What's New this Month


It was widely predicted by many leading sources that the housing market would show signs of a bounce back in the second half of 2019. Naively this was based on the belief that by the end of June a clear plan of action was agreed with regards to Brexit.  However, as we all know, the one thing that is currently certain is the uncertainty of everything.

With both main political parties being literally slapped across the face with the ballot box in both the Local and European elections, a Prime Minister resignation and now the side show of a Conservative leadership contest all to be evaluated or completed before the remaining task at hand is revisited, it is pretty easy to grasp that the uncertainty will continue throughout the rest of 2019.

Add into this the ban on tenant’s fees [link to website] and now the consultation on Section 21 notices, one may be left asking what hope is there for the property for the rest of the year.

Well whilst we believe homeowners are still concerned about Brexit, generally people are now bored, frustrated and exasperated by the whole show and just want to move forward with their lives.  This was shown in the two recent elections and in the past month Greenaway Residential have been experiencing a pickup in activity.  It is too early to say whether there is enough activity to start a positive trend but it certainly is enough to hold back a negative one.  The hope was that the market would go through the traditional holiday season of July and August, by which time decisions would have been made and people would accept them and carry on.  The reality will be though many people returning to work after the holiday season only to be reminded of the current Groundhog Day.

Overall we still believe that whilst the market does remain subdued a good Estate Agent must work harder, not sit back on their laurels, and find new ways to leverage technology, but above all stay in regular contact with all clients by talking to them regularly.

Happy Birthday East Grinstead

On the 4th June 2019 Greenaway Residential East Grinstead will be celebrating its first anniversary and what a year it has been.  Whilst it has been challenging it certainly has been a great year for them over there.  Lets hope the next year is equally rewarding, good luck to the East Grinstead team.



A Very Social Sunday

For the past several years colleagues of Greenaway Residential have been going along to give support to the Crawley Rugby Club as Aldingbourne Trust with a once a month Sunday Social event.  We thought we would take a moment to highlight not only what the Trust does but also the great work that Crawley Rugby Club regularly does in the local community.

 

The Aldingbourne Trust supports adults with learning disabilities and/or autism lead enriched and fulfilling lives through education, training, specialist care and a keen focus on building strong partnerships with local businesses and employers.

 

The Sunday Social events are hosted by the Crawley Rugby Club to allow people with learning disabilities, a chance to socialise from 4pm-6pm once a month on a Sunday afternoon.  We believe Crawley is blessed with this great club in the community, who are always there to help at every opportunity.  We can speak from experience as they have always got behind every one of our charity events.

Confused About Section 21's?

 

Over the past month we have been approached by Landlords worrying about the latest legislation to Section 21.  For clarity whilst the Government have announced their intentions to overhaul the already much overhauled sector which was only overhauled at Christmas, at this moment in time it is only a consultation. 

 

This means that there is no defined detail, nothing has become law and things may yet change.  In the words of Baz Lurhman in sun screen ‘don’t worry about the future; or worry, but know that worrying is as effective as trying to solve an algebra equation by chewing bubble gum. The real troubles in your life are apt to be things that never crossed your worried mind’. 

 

Remember whilst the tenant may feel they have uncertainty because the Landlord can give them 60 days’ notice at the moment a Tenant only has to give 30 days’ notice meaning the Landlord has even less security.  Perhaps in this consultation this aspect may also be reviewed.

 

All we can say at the moment whilst there is potentially yet another change to the law on the horizon (making it 60 since Tony Blair was elected in 1997), we will just have to watch this space.  As soon as we know more we will keep everyone updated.



Apple Didn't Fall Far From The Tree

The past year has been a tough time for Ethan Greenaway (son of Darren Greenaway), having being diagnosed with Postural Orthostatic Tachycardia Syndrome (POTS) and then being tested for Ehlers-Danlos syndrome (EDS) and vascular Ehlers-Danlos syndrome. Whilst unfortunately he was diagnosed with EDS the more serious form of Vascular EDS was not diagnosed, to relief of everyone.

 

Whilst at the age 14 this is very upsetting for him, Ethan has tried to take the negative feelings and turn them into a positive.  So on the 12th May Ethan organised and walked over the O2 arena to raise money for the Ehlors Danos Society.  We are pleased and very proud to say he raised £250 for the charity.

 

Not only are we all very proud of this young man, but we hope that both conditions improve for him, as firstly he can grow out of the POTS and with physio the EDS may be improved.  



Tenants Fee Ban  2019

As mention last month, as a reminder as of the 1st June 2019 it is prohibited to charge fees to a tenant.  

This means we have made changes to our procedures.  Firstly instead of the fixed fee of £250 Greenaway Residential take as a holding deposit this will now be a variable amount equivalent to one week’s rent.  To reduce risk to everyone we have also changed our procedures to complete the referencing forms, sign terms and conditions and then take the holding fee.  Whilst we appreciate that this will slow down the initial part of the process it will save time later and help comply with the fifteen calendar day rule.



East Grinstead Sponsor Young Wasps

This season the Maidenbower Panthers football team won the South Surrey Cup, finalists in the in the Mid Sussex Cup and runners up in the league.  The team now want new challenges so a move to East Grinstead Town Football Club will offer them two more years of playing and the opportunity beyond that of potentially the Adult Bostik League.  Greenaway Residential were only to pleased to help when approached by the team for kit sponsorship for the 2019/2020 season.  We wish the team all the best and we look forward to talking about their efforts each month.
